Work begins on large new Tel Aviv neighborhood

Infrastructure work has begun on TA/3700 in the northwest corner of Tel Aviv for a neighborhood that will eventually house 50,000 people. The plan has suffered numerous delays and work is still not ready for construction to begin, but the Tel Aviv-Jaffa municipality is investing hundreds of millions of shekels in infrastructure.

The municipal budget for the project is 166 million shekels out of the total budget of 241 million shekels. In addition, NIS 220 million has been earmarked for the construction of a pneumatic garbage removal system in Sde Dov, just south of the new neighborhood.

Guy Goodlnick, director of integrated projects at the Tel Aviv-Jaffa municipality, says: “The system works like a giant vacuum cleaner and pulls trash out of every apartment building, so that trucks don’t have to enter the neighborhood to remove trash. The infrastructure for such a system is the deepest, so it was important For us to establish it now, so that we don’t have to dig so deeply when there are already other infrastructures, such as that of the Green Line and the light rail that will pass through the neighborhood.”

Another significant project for the TA/3700 neighborhood is a major new north-south highway that will be an extension of Ibn Gabbriol Street in Tel Aviv and connect from the existing northern terminus at Sde Dov south and take it through Herzliya. This project will cost 550 million shekels.

“It is about opening a completely new traffic corridor, from Rokach Street to Herzliya – a new road of about five kilometers. This project is being implemented. The light rail green line will also run along this route, so we are planning to move a 13-kilometer strip,” says Godelnick. meters from the area to the NTA, as early as 2024 for the tracks.”

Two other infrastructure projects for the neighborhood are the creation of the coastal garden, which will cover 400 dunams (100 acres), and the digging of a system of canals, a “water conveyor” that will enable rainwater to drain quickly. The neighborhood is directly on the sea.

Godelnik explains, “Today, the entire area of TA/3700 is sand, and the land naturally drains rainwater. When buildings and dwellings are constructed, the seepage and collection areas in this area will decrease, so we built a new sea channel, which is a channel with an inner diameter of 3.2 meters and a length 480 meters, which will already provide a new outlet to the sea to deal with runoff in the future – this is important due to climate change and the change in the precipitation regime in our region.

NIS 50 million has been invested in the sanitation project in the neighborhood. Other drainage projects are currently being implemented in the city, with a total investment of about NIS 150 million.

Work is also underway as part of the first phase of the neighborhood’s coastal park, which will connect Tel Baruch Beach with Cliff Beach. The works are being carried out by Atarim, the municipal body responsible for the development and management of the Tel Aviv-Jaffa coast, and the park will include a pedestrian walkway, bicycle path, landscaping restoration, lighting and signage, with an investment of NIS 75 million.
