Tenders close for 2,744 more homes in Sde Dov

Four other tenders for marketing for residential property will be closed in Sde Dov in North Tel Aviv today. Like the four tenders that were successfully marketed last month, these tenders also sparked vital attention.

The latest four bids are 2744 housing units in the northern part of Sde Dov. It provides lands to build thick housing and long -term rented apartments. In total, 16,000 housing units will be built in Sde Dov as well as office and commercial spaces, hotels, public buildings and more.

What will be land prices?

One of the most interesting issues about Sde Dov tenders, especially after the closure of February tenders, was the price of the Earth. The four tenders that closed the prices of lands that were much lower than the prices specified in SDE dov tenders in 2021 and 2022, a decrease of about 40 % in total land prices, and about 70 % in land prices designated for long -term rental projects.

Low prices significantly reflect the direction over the past two years, which started after the increase in interest rates. The Earth in North Sde Dov, including the lands in the tenders that are closed this week, in a more advanced planning stage, and this can be reflected in higher prices (because the winning bidding will be able to build and complete projects in a shorter time). Moreover, it is expected that those who did not win the tenders in February and win this time – and may make higher offers, to increase their chances of winning this attempt.

How much will the state happen?

When the new ten bidding (eight of which has been closed over the past two mine) to live in Sde Dov, estimates that the state would be able to earn about 14 billion New New or more of them. In fact, the amounts are likely to be slightly lower, due to a significant decrease in land prices.

For the four tenders that were marketed last month, the country (when the winners complete the transfer of funds to the state) will receive about 6.3 billion NIS. Calculating the expected revenue from the next four tenders on the basis of 1.6 million NIS per housing unit – the average price of land received in February tenders – up to about 4.4 billion NIS, and about 10.7 billion NIS in the total “waves” of tenders.

The total revenue can be slightly higher, assuming that land prices this week do not reflect the same decrease in prices, and these tenders must be added, compared to 730 other housing units, which will be closed later – so that total revenues from ten bids can reach 12 billion NIS.







The Israel Authority also recently published three tenders for hotels in Sde Dov, and that there are also more lands for housing that has not yet been marketed in Sde Dov – so that the state can rely on the main revenues to market all lands in the region.
